The title commitment indicates that the current owner owns the property with no disputes.  If the legitimacy of the current owner is in dispute, the title company will work to resolve the issues, thereby establishing a solid history and a clear title.

A dispute might include researching liens that were placed against the property, such as an old mortgage.  If there isn’t a clear indication that earlier liens have been removed, the title insurance company will contact the parties involved in the earlier transaction to obtain the records indicating that the lien is no longer in effect.
